Where the water comes from

Different flooding.

A property can be affected by more than one type of flooding. We consider the relevant sources and site constraints so the advice fits your property.

Waterways, drainage and ground levels all help shape flood behaviour.

01 Overland flow

Rainwater can flow across land when it cannot enter, or exceeds the capacity of, drainage systems. It often follows low points and defined flow paths, and can develop quickly.

For your plans: building placement, ground levels and flow paths may need assessment.

02 Creek & waterway flooding

Heavy or prolonged rainfall can cause creeks and waterways to overflow into surrounding land. Conditions depend on the catchment, channel and local site.

For your plans: flood levels, velocities, setbacks and development impacts may be relevant.

03 River flooding

Runoff from a larger upstream catchment can cause rivers to overflow. The extent and duration vary with the event and location.

For your plans: floor levels, flood immunity, access and potential isolation may need consideration.

04 Coastal & storm-tide flooding

Storm surge can combine with tides to raise coastal water levels and inundate low-lying land.

For your plans: coastal flood levels and the applicable planning requirements may influence the assessment.

05 Flood storage

Some low-lying land temporarily stores floodwater. Flood storage is a function of the floodplain rather than a separate source of water.

For your plans: filling or building within these areas can displace water or affect flood behaviour, so storage impacts may need assessment.

Do I need a flood report for my property?

It depends on the location, flood constraints, proposed works and Council requirements. A flood overlay or a request from Council, your certifier or planner can be a starting point. Send us the address and relevant correspondence so we can help identify the assessment required.

Is a Council flood map the same as an engineering report?

Council maps and property flood information are useful starting points. A site-specific engineering assessment considers the relevant flood behaviour and, where required, your proposed works in greater detail. If you only need a map, start with your local Council’s flood mapping service; if you need interpretation or an assessment for your plans, talk to us.

How much will my flood report cost?

Fees depend on the site, available information, proposed works and the extent of inspection or modelling required. We provide a fee proposal with the scope and price before you engage us.

How long will the report take?

We usually provide a fee proposal within 24–48 hours of your enquiry. Report delivery is separate and depends on the scope, required information and current workload. Your proposal will confirm the expected timing; please tell us about any deadline.

Can you help before I buy?

Yes. If you need help understanding available flood information before a purchase or auction, our paid consultation service may be a suitable first step. If a formal report is required, we can discuss that scope separately.

Where do you work, and what should I send?

We work across Queensland and selected parts of Northern NSW. Start with the property’s street address, a description of your plans, any Council or certifier requirements and your deadline. Let us know if you have plans, survey information or other documents available.

My family needed some urgent advice in relation to future possible flood levels and storm water issues that could affect our property in the future, as we wish to build another dwelling on the property and needed council permission.
Out time range was short due to various reasons and instead of waiting out the usual time frames that experts are quoting these days due to the number of projects they have on the go, Steve and Anthony were able to assist us within a few days. I was very pleased with the communication, professionalism, promptness and willingness to try and work with me that Pavle did to attempt to achieve the desired outcome.  While the result was not as I had hoped, it was due to QLD Government flood maps and nothing that Pavle or Storm Water Consulting could do to change that.
